Every neighborhood and subdivision guide on this site, grouped by county. Each guide carries the community sales figures published for that area, with the dataset and its date named on the page.

I did not pick these six communities at random. Between Baker, Duval and Nassau counties there are dozens of subdivisions I could write a page about, and I chose Sandalwood and Alderman Park in Jacksonville, Greystone and Rolling Meadows in Baker County, and Concourse Crossing and Del Webb Wildlight in Nassau County because together they cover the range of questions I actually field from buyers and sellers across Northeast Florida. They are not the six biggest or the six most expensive — they are the six that come up most often in the conversations I have every week, and each one represents a genuinely different kind of move.

Wildlight is in the East Nassau Stewardship District (eastnassausd.net). It is a special-district assessment on the tax bill even though it is not branded “CDD”, and amounts vary by phase and product. Confirm the line on the Nassau County tax bill for the address — I’ll pick up the phone and check it with you.

Sandalwood and Alderman Park both sit inside Duval County, but they answer different questions. Sandalwood is the tightest, most affordable seller's market in this guide, the kind of place a first-time buyer or a young family asks about when they want to stay inside Jacksonville proper without a beachfront price tag. Alderman Park, a few miles over in Arlington, is for the buyer who has already decided a builder's floor plan is not for them — mature trees, older architecture, and a longer runway to find the right specific house rather than the first available one. If you are choosing between the two, the honest answer is that you are choosing between move-in convenience and character, not between good and bad neighborhoods.

Greystone and Rolling Meadows are both Baker County, which is where I grew up and where most of my roots still are, but they serve different buyers even within the same county. Greystone, out toward Glen St. Mary, is acreage-adjacent land with well and septic considerations and the area's largest recorded sales sample. Rolling Meadows sits inside Macclenny proper, on town water and town services, for a family that wants Baker County's pace and price without taking on rural infrastructure. I get asked constantly whether it is smarter to buy in town or out in the county, and the honest answer depends on whether you have ever maintained a well before — if you have not, that is worth knowing about yourself before you fall in love with five acres.

Concourse Crossing and Del Webb Wildlight cover Nassau County, and here the split is about life stage more than location. Concourse Crossing, on the mainland side near Fernandina Beach, is a family neighborhood priced well under the barrier island's beachfront tier, with the same schools and a short drive into historic downtown. Del Webb Wildlight, inside the Wildlight master plan in Yulee, is an age-restricted 55+ community for buyers who are not choosing a school zone at all — they are choosing proximity to grandchildren, lower maintenance, and a built-in social calendar. Insurance is the number that decides affordability on both Nassau County pages, more than anywhere else in this guide, so read that section closely on either one before you get attached to an address.

Every guide below carries the same structure so you can compare them fairly: a market snapshot pulled from the same community sales dataset and dated the same way, a location section with a map link, an honest list of what to check before you buy, and my own read on who the neighborhood tends to suit and what I would tell a client walking in. None of the figures are estimates I made up to fill space — where I cite a county-level number instead of a neighborhood one, I say so and name the release date.
