How the percentages were calculated
- Year-over-year change:
(current − same month last year) ÷ same month last year × 100. Both figures are printed on this page, and each is rounded to whole dollars or whole homes before the division, so the arithmetic reproduces exactly on a calculator. - Average annual change over five and ten years:
((current ÷ value n years ago) ^ (1 ÷ n) − 1) × 100— compounded, not a simple average. - Price-cut share is a percentage already, so its year-over-year move is shown in percentage points, not as a percent of a percent.
What is deliberately not here
The source dataset also carries modelled scores, cap rates, affordability estimates and cost-to-own figures. Those are somebody else's model rather than a measurement, so they are not republished on this page. Where the source file has no value for a measure, the measure is simply absent — nothing here is filled in with a zero.
