Read this first

How to compare lenders without getting talked into anything

For a long time my resources page said I had a short list of lenders and to ask for the intro. That is still true and I am still happy to make one. But a private list handed out by an agent is not the same as information you can check, so here is the checkable version.

  1. Ask each lender for a Loan Estimate. It is a federally standardised three-page form. Every lender's looks the same, which is exactly the point.
  2. Gather them within a few days of each other. Rates change. Estimates from different weeks cannot be compared.
  3. Read page two, not the headline rate. Origination charges and discount points are where the difference actually lives.
  4. Say what you are buying on the first call. Acreage, manufactured home, well and septic, or a two-to-four unit — each of those rules some lenders out, and you want to find that out now rather than in underwriting.
  5. Verify both NMLS IDs, the company's and the individual loan officer's, at NMLS Consumer Access.

Shopping several lenders will not hurt your credit. Mortgage inquiries inside a short window are scored as one event. Being afraid of that is the single most expensive misunderstanding first-time buyers carry.

Membership eligibility applies and is usually easier to meet than people expect — one of the three below states eligibility for anyone who lives, works, worships or attends school in Duval, Clay, St. Johns, Nassau or Baker counties.

Companies that publish USDA and VA lending

If you are buying in Baker County or out on the Clay County edges, USDA Rural Development may be your best route and not every lender writes it well. Likewise VA, if you or your spouse served. These companies name those programs on their own websites.

Down payment help

If you want Florida Housing assistance, ask on the first call

Florida Housing down payment assistance, including Hometown Heroes, can only be originated by an approved participating lender or by a broker who can place the file with one. The program administrator, eHousingPlus, publishes the current participating-lender list at ehpuniversity.com/fhfc-lenders.

Two of the companies on this page publish an NMLS ID that also appears on that list, and one broker markets the program on its own site. That is an observation about their advertising, not a judgement of their service. There is more detail on my down payment assistance page.

Being straight with you

What is missing from this page

Eleven companies is short for a region this size, and the reason matters: every entry had to be verified by loading that company's own site and reading the fact off the page. Several of the largest and most obvious local names serve pages that could not be read at all.

  • Community First Credit Union of Florida and 121 Financial Credit Union are both substantial Jacksonville institutions and both are absent for that reason alone.
  • Ameris Bank, EverBank and Jet HomeLoans are absent for the same reason.
  • Small-town Baker County banking relationships are not represented here at all, and for some buyers those are worth a phone call before anything on this list.
  • National and online-only lenders are outside the scope of this page.
  • Absence from this list is not a judgement about any company.

Common questions

Do you get paid if I use one of these lenders?

No. No fee, no referral payment, no arrangement of any kind. If I ever did have a financial relationship with a settlement service provider, federal law would require me to disclose it to you in writing, and I would put it on this page too.

Credit union, bank or broker?

Depends on your file. Credit unions are often cheapest on a straightforward loan. Brokers shop many wholesale lenders, which helps when the property or the income is unusual. Banks can be simplest if you already bank there. Get one of each and let the Loan Estimates decide.

Can these lenders finance a manufactured home on acreage?

Some can and some cannot, and it depends on the age of the home, the foundation and how it is titled. Ask that specific question on the first call rather than at application.

What is an NMLS ID?

A unique number in the Nationwide Multistate Licensing System, held by both the company and the individual loan officer, and free to search at NMLS Consumer Access. Anyone originating a mortgage will give you theirs without hesitating.

Should I use the builder's preferred lender in a new-construction community?

You can, and the incentives are sometimes genuinely worth taking. You are never required to. Get their Loan Estimate plus two others and compare the total cost with the incentive included.
