How long does it take to buy a home?

Most buyers go from pre-approval to keys in 45 to 60 days. The lender side takes 21–35 days once you have a ratified contract; the rest is finding the right home. If you're paying cash, three weeks is realistic.

How much money do I need to buy a house?

Down payment can be as low as 0% (VA loan) or 3.5% (FHA). Closing costs typically run 2–3% of the purchase price. Plan to have inspection ($400–$700) and appraisal ($500–$700) money available outside of those numbers. We'll walk through the real total before you decide.

What's my home actually worth?

Get a real CMA — three to seven recent comparable sales within a half-mile, adjusted for the differences. Zestimates and Realtor.com estimates use algorithms that don't know what your kitchen looks like or what your specific street is doing. Amanda's CMA is free and arrives within 48 hours of your request.

How long will it take to sell my home?

Priced right, marketed well, healthy market: 30–45 days from list to contract, then another 30–45 to close. Slow seasons or stale pricing can push that to 60–90+. The single biggest variable is pricing on day one.

What does a seller pay in commission?

Commission is negotiable in Florida. Amanda will walk you through the math (listing-side vs buyer-side) before you sign anything. The 2024 NAR settlement changed how the buyer-side fee is handled, and there are now several ways to structure it.

Do you handle Baker County homes?

Yes — Amanda was Jacksonville-born with deep Baker County roots. She knows the difference between a 5-acre tract on a paved road and one that floods every spring. Macclenny, Glen St. Mary, Sanderson, and the unincorporated stretches are her core market.

Do you work with VA buyers / military families?

Yes. Amanda is MRP (Military Relocation Professional) certified. PCS-aware, familiar with NAS Jax, Mayport, and Kings Bay base timelines, and fluent in the VA loan process.

What's the best month to sell my home?

In Northeast Florida, spring (March–May) is traditionally strongest, but inventory has been low enough that well-priced homes sell in any month. The 'best month' for your specific situation depends on your timeline, your equity position, and your local sub-market. Worth a conversation.

Can I see a home today?

Probably. Active listings can usually be toured within 24–48 hours, often the same day if the seller is flexible. Text Amanda the address and she'll set it up.

Do I need to be pre-approved before we tour?

Strongly recommended. Most sellers won't accept an offer without a pre-approval letter, and you don't want to fall in love with a home outside your real budget. Pre-approval is free and takes about a week.

What's a short sale or foreclosure? Can you help?

A short sale is when a lender accepts less than the loan balance to release the lien. Foreclosure is the lender's recovery process when payments stop. If you're behind on payments or underwater on your mortgage, options exist — call Amanda for a private conversation. There's never an obligation.

Do I have to sell my home before I buy a new one?

Not necessarily. Bridge loans, contingent offers, sale-leaseback arrangements, and HELOCs all exist. The right answer depends on your equity, your timeline, and your risk tolerance. Amanda will walk through every option.
