Macclenny is the Baker County seat and the closest thing the county has to a full town, with a population of roughly 6,500 and an actual working downtown. It sits about 35 to 40 minutes west of downtown Jacksonville, with both US 90 and Interstate 10 running through, which is what makes the commute survivable for the families who buy here on purpose.
Day-to-day life in Macclenny is short-radius even though the county is not: the supermarket, the Walmart Supercenter, Heritage Park and all of the school campuses sit within a couple of miles of the middle of town. What you give up is variety - restaurants are mostly local places and the familiar chains, and anything beyond everyday retail is a drive toward Jacksonville. What you get back is land, a lower price per square foot than equivalent Clay or St. Johns County inventory, and neighbors who know your name.
Baker County is the rural western edge of the Jacksonville metro: roughly 589 square miles of pine, pasture and creek bottom stretched along Interstate 10 between Duval County and the Georgia line. The Okefenokee sits off the northern boundary and Osceola National Forest takes up much of the west, which is a large part of why the county still has fewer than about 30,000 residents and why so much of its housing sits on un-subdivided acreage rather than in platted subdivisions.
That shapes what is for sale here. Alongside the small-town subdivisions in Macclenny and Glen St. Mary, a normal Baker County listing is a single-family house on one to twenty acres, or a manufactured home on land that the owner has held for years. Work is anchored locally rather than in Jacksonville for a good share of the county - the school district, Northeast Florida State Hospital and the county's distribution and forestry employment - but I-10 makes a Jacksonville commute genuinely workable, which is the trade most buyers here are actually making.
Baker County is a single school district, so the county's whole feeder pattern is short. Zoning is set by the district, changes from time to time, and should be confirmed with the district for a specific address.

Selected from the same realMLS result set these pages are built from: same city, asking price within 25% of this home's, nearest in price first. They are not comparable sales and they are not an opinion of value.
Not on this page. realMLS rules limit the sold data a public website may display, so Amanda Kinard sends recent comparable sales directly instead. Ask for the comps around 9536 SR 228 and you will get the recent nearby sales realMLS holds, with the asking-versus-sold gap, at no cost and with no obligation to list or buy.
A comparable-sales report is an opinion of value based on recent MLS activity. It is not an appraisal, and it is not a promise of what any home will sell for.
